Vapor Barrier vs. Encapsulation
Moisture does not have to arrive as a puddle to affect a crawl space. Water in the soil can move upward as vapor, adding humidity below the house. A crawl space vapor barrier covers the exposed earth and slows that movement.
A ground-only vapor barrier is not the same as full crawl space encapsulation. Encapsulation creates a broader sealed boundary that may include wall coverage, sealed vents, air sealing, and humidity management. Some Atlanta homes need that complete approach; others may need a properly installed ground cover or replacement of deteriorated material. The existing conditions should decide the scope.
Large uncovered areas allow ground moisture to enter the crawl-space air directly.
Thin material can tear around traffic paths, supports, stored items, and service areas.
Loose overlaps and unsealed penetrations interrupt otherwise useful ground coverage.
Odors or elevated humidity may indicate that ground moisture is still reaching the space.
Damp or sagging insulation can point to a larger moisture problem that should be evaluated.
A liner cannot correct standing water by itself; drainage or waterproofing may need to come first.
We look for exposed soil, water entry, damaged material, low areas, supports, penetrations, access limitations, and existing drainage paths.
Loose debris and obstacles that prevent continuous coverage are addressed before new material is laid out.
The vapor barrier is cut and positioned around walls, piers, pipes, supports, and other transitions rather than loosely dropped into the space.
Seams are overlapped, and the installation method is selected to keep the coverage in place through normal access and service activity.
Plumbing, conduits, and structural supports receive careful attention so oversized openings do not remain around them.
The finished work is checked for exposed soil, loose transitions, obvious gaps, and interference with drainage or equipment access.
Choosing the right scope
Standing water, plumbing leaks, foundation seepage, open vents, persistent humidity, or damaged insulation can require more than ground cover. We do not treat new plastic as a way to hide an unresolved water source.
Depending on the findings, the plan may also involve crawl space waterproofing, dehumidification, insulation work, or full encapsulation.
Yes. Replacement may include removing loose or deteriorated material, preparing the accessible ground, and installing new coverage appropriate for the space.
No. A vapor barrier reduces vapor coming from soil; it does not remove bulk water. Active leaks, runoff, seepage, or drainage problems should be addressed separately.
Wall treatment depends on whether the project is a ground-cover installation or a more complete encapsulation system. The proposal should state the intended coverage clearly.
