Encapsulation is designed primarily to control ground vapor and humid-air intrusion. Waterproofing addresses liquid water—seepage through foundation areas, runoff entering after storms, plumbing discharge, or water collecting at low points.

A crawl space can need one service, the other, or both. Installing a bright new liner over standing water does not solve the water source and can make future diagnosis harder. 1. Trace the Water

We review where water appears, when it occurs, how it travels, and where the crawl space sits relative to exterior grade and roof drainage.

2. Rule Out Repair Items

Plumbing leaks, disconnected drains, gutter overflow, short downspouts, and obvious exterior defects may need correction before an interior system is designed.

3. Identify Collection Paths

When water enters despite exterior corrections, an interior drainage path may be used to direct it away from vulnerable areas.

4. Plan the Discharge

Gravity drainage or a sump system needs a suitable destination that does not simply send water back toward the foundation.

5. Coordinate the Liner

Drainage matting, vapor barrier, wall transitions, access points, and sump components should work together rather than interfere with one another.

6. Manage Remaining Humidity

After liquid water and ground vapor are controlled, a crawl-space dehumidifier may help manage the remaining airborne moisture.

Will encapsulation stop water from coming in?

Encapsulation controls vapor and air leakage; it is not a substitute for correcting active liquid-water entry. Waterproofing or drainage may need to happen first.

Does every wet crawl space need a sump pump?

No. Some problems are corrected at gutters, downspouts, grading, plumbing, or exterior drainage. A pump is considered when water needs an active route out.

Can a dehumidifier dry standing water?

No. A dehumidifier handles water vapor in the air. Standing water needs to be stopped, drained, or pumped.

What should I document before an evaluation?

Photos taken during or soon after rain, the approximate duration of standing water, and any recent plumbing or exterior work can help establish the pattern.
